I have bought a house, now what do I do? What does my conveyancer do?

Before you sign a contract for purchasing a property, remember to ask your solicitor to peruse the contract beforehand to make sure there aren’t any unfavourable terms in the contract. Once you are happy with your solicitor’s feedback, you may sign the contract.

Remember to get your agent to put your preferred solicitor’s contact details onto the contract and to send them a copy so they can start work on it.

Please note there is a 5 business day cooling off period which starts from the day you or your solicitor receives a copy of the signed contract from both parties. This means you can withdraw from the contract for any reason including change of mind however there will be 0.25% penalty fee involved.

When your due dates for Building and Pest and Finance approaches, please discuss your personal circumstances with your solicitor and advise your solicitor your instructions.

A couple of days before settlement date, please book in a time with the agent to conduct a pre-settlement inspection to ensure the condition of the property is the same as you first inspected. 

At the conclusion of settlement, you will receive a call from your solicitor to collect the keys from the agent.
